Personal Letters - working wonders!

Posted by admin in News

Matt Cutts is better known for being the inside guy at Google that webmasters listen too so I never expected to see comments about flipping on his blog :) Well, not really comments but he talks about someone who received this letter:

Dear (name)
My name is David, my wife is Jennifer. We would like to buy your house at (address). Please call me @ 408-772-0507.

Sincerely,
David Jan

It appears, because the guy is talked about all over the web (all the more so now that Matt has waded in), that he isn’t buying for his own use, but he’s flipping houses. I’d be interested in knowing the return on the time invested in this approach? Is it worthwhile?

We’ve done a letterbox drop with printed messages for the house we currently live in but not for a flip or investment property.

Problems vs Profitability - A Guide to Flipping Houses

Posted by admin in How To Flip

Like so many people who dream of securing a good income in the real estate business, I got my feet wet (actually, almost drown.) in the house flipping business. I was inexperienced and more than likely made all the mistakes that could have been made.

In early 2006 my sister Sarah, who was a new real estate agent at the time, convinced me to buy an old 1930’s fixer upper home for $38,000. The price certainly seemed right and I could see the potential in the old home. Read the rest of this entry »

Closing A Commercial Mortgage The Easy Way

Posted by admin in Property Investment

‘Time is Money’ it’s an old adage. Good timing can also amount to the same thing. Taking action at the right time can make all the difference between an easy commercial mortgage transaction and a major headache of stress and panic. In between the lenders offer and the commitment consider undertaking what you can to ease your commercial mortgage deal by anticipating and dealing with any problems or hiccups that may occur.

Try to intercept any future problems or anticipate extra work that could stall your commercial mortgage deal at the critical moment. If you take a little time to consider what is required you should be able to deal with them one by one in plenty of time. Once you have agreed to an offer from a lender and you are waiting for the commitment you should go ahead and run the title searches. The title work can be ordered by your real estate attorney from any number of companies that will risk loosing their title search fee if the commercial mortgage deal doesn’t go through. Flipping HUD Foreclosures

Posted by admin in How To Flip

Those who want to invest in real estate often get excited by HUD foreclosures, thinking that they are going to buy a house for half of what it’s worth. Real estate investors know that this isn’t too likely. However, there are opportunities for flipping these houses for a profit, so lets see where.

HUD foreclosures are homes that had loans on them guaranteed by the Department of Housing and Urban Development. When owners default, they lose the house. HUD pays off the bank and takes possession of the home, which they try to sell for market value. Read the rest of this entry »
